At the waterfront and near the railway station

The local administration of Aalst works together with private parties to upgrade underutilised sites alongside the Dender and so doing reintegrates the water into the urban landscape. The redevelopment of the former commuter car park located at the railway station is a strategic project for realising this ambition.

In between the railway station area and the Dender in Aalst, a new city quarter paying attention to smart mobility is under construction: KAAI District. Jan De Nul Group and BesixRED are jointly responsible for realising a low-traffic and green city quarter in which it is good to live, work, shop and relax.

Development project ‘KAAI District’ in Aalst brings together the best of both worlds.

The bustling city centre and the serene, peaceful character of the river embrace one another in a refreshingly new and green district, the grand finale of the sustainable redevelopment of the whole area. Soon, this new district will offer a mixture of homes and facilities, a rooftop park, a bicycle bridge and a lively square with promenade. A new highlight in the city, on the banks of the Dender.

Stakeholder management

Numerous aspects of such a comprehensive area redevelopment project (including opening up the area and integrating it within the wider (railway station) environment) require an integrated approach with a close coordination between all public and private stakeholders. Stakeholder engagement is a crucial element.

Sustainable mobility hub

KAAI District aims to set the standard for sustainable mobility.

The future residents and office workers will benefit from the ideal location of Aalst along the E40 highway but above all from a direct railway link with all major cities in Flanders. The train will bring them in no time to Gent, Brussels or Antwerp. Also the site itself is easily accessible on foot or by bicycle, bus or car. Furthermore, the local administration of Aalst has concrete plans for building a bicycle bridge over the Dender in the immediate vicinity of the project area.
